Why it happens here

The problem under Chattanooga houses

Most homes in the Tennessee Valley sit over a vented crawl space, and for much of the year that design works against the house. Chattanooga summers are long, hot, and humid. The vents that were supposed to dry the crawl space out instead pull in muggy outdoor air, which condenses on the cool ductwork, joists, and pipes underneath your floor. The ground below adds its own moisture from the bottom. The result is a space that stays damp most of the year, and dampness under a house never stays under the house.

Air moves upward through a home like a slow chimney. A meaningful share of the air you breathe on the first floor came up through the crawl space, carrying its humidity, its must, and whatever is growing down there along with it. That is why a moldy crawl space so often announces itself as a smell in the living room, allergies that flare at home, or hardwood floors that cup in August. Encapsulation attacks the problem at its source: seal the ground and walls, close the outside air out, and keep the space dry on purpose. That is the whole of what our Chattanooga crawl space crew does.

Warning signs

Signs your crawl space needs attention

You don't have to crawl under the house to know something is wrong down there. A musty smell that gets stronger in summer. Floors that feel soft or bouncy in spots, or that slope toward the middle of a room. Hardwood cupping at the edges. Allergy symptoms that ease when you leave the house. Higher summer cooling bills as your air conditioner fights the humidity rising from below. If your ductwork runs through the crawl space, as it does in most homes around Chattanooga, damp crawl air is also sweating on those ducts and, in leaky systems, being pulled straight into them.

Any one of those signs is worth a free crawl space inspection. We go under the house with a light and a moisture meter, photograph what we find, and show you. You shouldn't have to take anyone's word for what's happening in a space you never see.

What to expect

What happens after you call

A look under the house

We check moisture on the joists, standing water, vents, insulation, and signs of pests or mold before recommending anything.

A plan sized to the space

Liner thickness, drainage, and dehumidifier size are matched to your crawl space and written into the estimate.

Only what it needs

Sometimes a proper vapor barrier and drainage correction is enough. When it is, the estimate says exactly that.

Service area

Built for this valley

We work in Chattanooga and the communities around it: East Ridge, Red Bank, Hixson, Ooltewah, and Signal Mountain. The terrain here shapes the work. Valley homes deal with humid air pooling and poor drainage. Houses on the ridges and up Signal Mountain shed rain fast onto the lots below or wick it into slopes their crawl spaces are cut into. An encapsulation plan has to account for where the water and the air actually come from on your lot, which is why we inspect before we quote anything.

Our encapsulations are done to be lived over: sealed seams, liner rated for crawling on, sealed vents and penetrations, and a dehumidifier sized to the space rather than a guess. The scope and price are in writing before any work starts. And if your crawl space turns out to need less than a full encapsulation, because sometimes a proper vapor barrier and drainage correction is genuinely enough, the estimate will say exactly that.
